Families and professionals who want space, greenery, and a slower pace - without moving hours away - are drawn here. The suburb is also well-regarded for its community feel, with the Brookfield Showground and local pony club being long-standing hubs.

The downside is that day-to-day convenience isn’t as strong as more urban areas. Shops, cafes, and schools are fewer and further apart, and commutes to the CBD are longer. Still, for buyers who prioritise lifestyle, tranquillity, and prestige over convenience, Brookfield holds strong appeal.

The market is thin, yields are low, and capital growth is steady rather than spectacular. If you’ve got the budget for a prestige acreage home and are willing to hold long term, it can be a safe play, but I wouldn’t be looking at Brookfield for quick wins or high returns.
