Eagle Farm is one of Brisbane’s most industrial and least residential suburbs, sitting about 8 km northeast of the CBD. It’s dominated by warehouses, logistics hubs, and light industry, rather than conventional housing. There are only a handful of residential properties - mostly small pockets near neighbouring suburbs like Hamilton or Ascot - and these are typically older homes or newer mixed-use developments edging the industrial zones. For example, when I last searched all properties sold in Eagle Farm in the last 6 months, there were zero sales.
For most people, Eagle Farm isn’t a place to live, but it’s a practical area for businesses needing proximity to the Port of Brisbane, airport, and major road networks.
Investor Appeal
There’s minimal opportunity for traditional residential investors, as most of the suburb’s land is zoned for industrial or commercial use. That said, industrial property investors may find Eagle Farm appealing - particularly for logistics, storage, or transport businesses. Vacancy rates for industrial assets are typically low, and its location along the Gateway Motorway and Kingsford Smith Drive gives it strong long-term value as part of Brisbane’s freight and logistics corridor.
Residential investors should look to bordering suburbs like Hendra or Hamilton instead.
Key Suburb Features
Eagle Farm itself isn’t really a residential suburb, and I wouldn’t recommend it for homebuyers or investors looking for growth in the traditional sense. But its presence matters - it’s part of what underpins employment and infrastructure in Brisbane’s north.
If you’re browsing listings here, it’s worth checking whether the property technically sits within neighbouring Hamilton or Hendra, as those postcodes capture the livability and amenity that Eagle Farm doesn’t. Think of Eagle Farm more as a “working suburb” that supports the lifestyle and jobs in the nicer parts nearby, rather than a place to buy into directly.
