That makes it a convenient suburb for health professionals, students, and city workers who value proximity over polish.

The housing mix is dominated by character Queenslanders - many of which have been converted to student or hospital accommodation - alongside small townhouse complexes. The streets are leafy and elevated in parts, but some pockets closer to the Inner City Bypass and Kelvin Grove Road suffer from noise and traffic.

Owner-occupiers here tend to be professionals or downsizers who want inner-city access without paying the premium of neighbouring suburbs.

Herston performs best as a “set-and-forget” rental market. Its proximity to the hospital, university, and city keeps vacancy rates low, and tenants are generally professionals or students. That said, demand is consistent, and the area’s infrastructure anchors (RBWH, QUT, Kelvin Grove Urban Village) give it a level of security many inner suburbs lack. Investors just need to be mindful of traffic noise, limited street parking, and older housing requiring ongoing maintenance.

Herston’s not a suburb that shouts for attention, but it’s one I think people will look back on in 10 years and wish they’d bought into earlier. It’s basically surrounded by infrastructure and investment - hospitals, universities, the new Herston Quarter, and the Victoria Park Olympic redevelopment all sit on its doorstep.

It’s not a suburb you move to for atmosphere; it’s one you move to because it’s smart. I don’t see much short-term glamour here, but I do think the combination of proximity, infrastructure, and Olympics-led renewal makes it one of the most quietly strategic buys in Brisbane’s inner ring right now.
